TCU Development Corporation is experiencing tremendous growth and is currently looking for a Director of Real Estate Development to join our dynamic team. Our mission is to provide residents with a quality home environment while creating value for their partners and giving back to our communities. 


Responsibilities

  • Working closely with the Acquisition and Asset Management teams to identify potential projects, assess both opportunities and key risks, establish preliminary budgets, and assist in initial project approvals.

  • Manage internal and third-party development/project managers and consultants throughout the development process. 

  • Overseeing and managing the permitting and approval process for all development sites along with ensuring compliance with all entitlements. 

  • Consistently add value through identifying and executing innovative, creative design solutions, and delivery methods.

  • Recommend the appointment of design, engineering, and construction consultants, and manage the performance and coordination of all such services. 

  • Bidding and awarding mandates to meet project schedules and budgets.

  • Preparing documents for solicitation of CM bids, de-scope bids, award contracts, and oversee all buyout processes.

  • Prepare initial construction schedules, working with CM’s to maintain and update details throughout the project timeline. 

  • Update overall detailed project budgets regularly and provide a weekly update to the executive team.

  • Review potential change orders and work with the team to identify the options.

  • Generating and administering construction contracts, conducting construction job inspections, approving requisitions, monitoring quality control, and managing contractors and suppliers.

  • Acting as a conduit between contractors, property management, and the Asset Management team on all projects.

  • Assisting in the preparation of annual budgets and re-forecasting for Leasing and Capital projects and annual Strategic Plans.


Job Requirements
 

  • Must have a minimum of 8 years of experience in development management or a project execution role. 

  • Experience working in the real estate development industry.

  • A background in engineering or architecture would be considered a strong asset. 

  • Proven experience managing multiple projects of various scopes and sizes simultaneously. 

  • Direct experience in multi-residential development is strongly preferred.

  • Strong communication skills and the ability to communicate effectively and confidently to all levels of the organization. 

  • Proven experience administering and ensuring adherence to tight timelines of development at all times. 

  • High attention to detail with the ability to pivot priorities in a rapidly changing environment. 

  • Experience managing, coaching, and mentoring a team of direct reports considered a strong asset. 

  • Strong proficiency in MS Office and Project Management applications is required.
